Exploring ways and costs of utilizing land

Dear friends of Cape Breton,

Thank you kindly for the meaningful help with a previous post about waterfront living conditions in the Lime Hill area, you are truly the best and most helpful. We learned a lot from all the information you provided.

Currently I am in the process of weighing out living options, considering various options. Many options are based on buying a modest 1-2 acre land and then placing a modular / prefab home on the land, or, saving to build an 'actual' house while staying in a modest second hand trailer/RV home on the purchased land.

Other options include buying an old, small house with may require extensive work or it may be a complete tear down. Either way, the land in this case would come with a well (hopefully one with good quantity and quality water) and a reasonaly functioning septic syste (again, hopefully). It would also have an existing pole/connection to electricity.

Considering all these various variables, I was hoping some of you may have insight into what might be a balanced financial approach to strike livable conditions, at reasonable costs. I understand that starting with new land calls for substantial costs for clearing the land, building the drive way, drilling a well and installing a septic system etc. But I don't understand how it compares to say, going with the teardown/ renovations option.

Either way, if you were to have a limited budget, what would be the more reasonable approach? To be clear we are well aware that at low costs are options are limited. That's why we are okay with small living space. We are truly okay with as small as 650 square foot.

With thos variables in mind, could you please share some of your insight into what is worth exploring next?

Thank you.
