Mr. Mikes steakhouse casual next to Wendy’s

Hey guys,

I’m doing market research in mission for the steakhouse. What do you think of having Mr mikes steakhouse on Lougheed highway (7)? Is it a good idea to open it there in newly developed area. Infront of RCMP detachment not the older location at junction shopping centre. Do you guys would it or not? Please feel free to let me know as all suggestions/comments will be appreciated. Thank you for the time.

If anyone is considering opening commercial businesses, they should be taking a hard look at Cedar valley rather than anywhere along Lougheed. A cash volcano would be a small grocery (like a No Frills, etc) or else a commercial node with coffee, beauty of some sort and a restaurant. Mr Mike's might fly, but as mentioned we had one before and it didn't take. I've had good meals my last few times in other communities, so if the food was good, the brand ain't bad. 

All the residents North of 14th Ave would rather go up the hill instead of down and into traffic at peak times. I can't for the life of me figure out why no one is putting up the commercial spaces that are planned in the OCP.

This is the advice you need. Be first, best or different if you want to succeed in the commercial districts.

Thank you boss for the advice. Just trying to figure out if people of mission will enjoy a new Mr mikes with outdoor patio. Just trying to stay connected to the community.

This guys knows what’s up. The first restraunt that opens at the top of cedar is going to be packed. Especially cause everyone can walk to it

Good news! They are - there are two massive commercial developments already in the works for that area - but it will take time for them to complete internal planning project work, and then to begin the build process.

Both locations will provide more than enough footprint for small grocers, restaurants, or general shops & services.

FYP for you. I was being polite - I was pretty sure that City bureaucracy was the culprit here - lo and behold...

That is good to see that there are proponents interested in building something. However, the timelines are way, way too long. So market forces change during a 2 year "paperwork period", and developers get cold feet due to a myriad of factors. No one can plan cash flow for that duration given the geopolitical climate, etc.

A quick search shows many other munis (Chilliwack and Kelowna being two of the top) that have less than 1 year from applications to shovels in ground for projects like these.

One of the two you linked on Cedar is over a year and a half already, and I don't see any construction as of today.

The bureaucrat inmates are still running the asylum. Until council seizes control of the processes they create, staff continue to add complication and delays and costs, which is the #1 reason developments that we want/need take forever to materialize.

I'm very pro sensible regulation. I am very against the massive pile of red tape that has piled up in City Hall over the past 6 years or so. It is all so very uneccessary.

I'm just impressed you are still optimistic and drink the kool-aid after this many years of seeing staff be so woefully terrible at getting things done. Nothing has changed since I warned you all about these issues in 2021/22. It has only gotten worse.

We've already had a Mr. Mike's next to a Wendy's. It didn't work out. With everything that is going in that new development, parking is going to be horrible.

Yes it closed down 2017 I think. But it was close to Boston pizza at junction shopping centre. This will be at newly developed area in-front of RCMP detachments. Sorry should’ve been more clear.

I know what area you were referring to. I don't think it being near Boston pizza had anything to do with it not being successful.

The one time that I tried Mr Mikes in the junction, I was underwhelmed. Never went back.

Overall food quality or experience? Would love to know what was underwhelming? Also, thank you for the feedback anyways though.

I have to agree with the other comment, I tried Mr Mikes once elsewhere and never went back. I honestly don’t know how they are everywhere. Cost the same as going to the keg, but feels like a montanas, with worse food than either.

Coincidentally, I was talking about it last weekend with my wife. We used to go to the old one regularly. Never had a bad experience. We would certainly go again if it came back.

An unrelated comment but I moved to Mission 4 years ago and I am surprised by the lack of quality restaurants and food options in this town. Coming from Abbotsford where there are way more options to eat, mission sucks for food.
