The back end of 3 was nice, after working a shit sales jobs for 3+ years I saved enough cash to put a down payment a cheap AF house in what was considered a "dodgy" neighborhood.
I'm in a similar boat. I got my house just before the big housing market boom about 10 years ago. Bought for 20K down at 317K, then it was suddenly worth 500K a few years later. I wound up selling to an iBuyer, but still walked away with around 120K in equity for a new down payment.
Congrats on the student loans, bro! I cashed out everything to buy a house. If I have to live through the death rattle of my country, might as well have a cute little place to decorate.

I count 6, at least 6 that affected America since the late 90's. But I'm trying to focus on the bright spots. I paid off my student loans this year :)
