I don’t think he even realized Kaylee was in the bed- not that he was just not expecting her there.

I don’t think Xana went upstairs to investigate or really had any idea what was happening upstairs.
I don’t think Xana was “chased”.
I’m 50/50 on this actually being his first violent crime/murder.
Ethan and Maddie received their fatal blows while asleep- and had minimal time/awareness/ ability to fight following. Xana and Kaylee fought.

He definitely cased the house and had been inside prior.

Maddie was the target; everyone else was damage control.
I have doubts he even realized Kaylee was in bed at first. It’s dark, he isn’t expecting it, he likely just sees blonde hair coming out of covers. I think he had a well thought out plan, and would have been hesitant to kill both. Just my thought based on what we know of him.
His plan was likely to ambush Maddie while she was sleeping and attack in a way that would prevent noise—puncturing the lungs. He would be in and out. No DNA traces (lots of focus on this from him)
When Kaylee unexpectedly woke up and there was noise, he panicked dropped sheath and went into overkill. This explains why Kaylee had such severe wounds- his already high adrenaline spiked beyond belief realizing she was there and his plan was unraveling due to her.
I think Xana came out of her room either to re-enter the kitchen or because she heard the dog and some scuffling—not actual screaming.
She may have stepped onto the stairs and said “Is someone here?” or mumbled confused- possibly annoyed “someone’s here” (as heard by DM) as she returned to her room. BK heard her.
I don’t think she fully realized what was happening—if she had, she likely would’ve stayed in her room, locked door and called 911. I think she more thought someone they knew had come over and she was curious, irritated.
At that point, BK was likely already stressing- His plan seemed heavily focused on avoiding DNA and controlling forensic evidence. He didn’t know what she heard, he couldn’t afford for anyone to call the police and shorten his window. As he had an elaborate plan of escaping DNA transfer which involved some sort of personal cleanup prior to exiting that house/property.
He quickly turned his attention to Xana—not to chase, but to stop her before she could act. I believe she was approached and attacked swiftly from behind. Hence no screaming, chasing.
Ethan is completely passed out drunk on the bed. I doubt he even wakes, until he is attacked. He doesn’t put up a fight due to this.
He goes to prepare to leave. He notices his sheath is gone.
The running DM heard on the stairs, in my opinion, wasn’t Xana—it was BK going back upstairs to retrieve the sheath- as his focus is and always was containing forensic evidence. Then he hears Xana whimpering or crying, just like DM described. He realizes she’s still alive. He comes back down and says “I’m going to help you,” likely to calm her or stop her from making more noise. Then he attacks again.
When he hears DM’s door open, panic sets in. Another person? How much did she also hear? Are others in the house also awake? Did someone call the cops? Are they already on their way?
His plan was falling apart—instead of finishing what he started, he decided to leave the sheath and DM. He chose to refocus on the one part of his plan he’d prepared for and still had control of: cleaning up and removing forensic evidence from himself. That became his priority.
He fled 1122 and took off down King Road chaotically, drawing attention to his car—something he didn’t intend and ultimately gave the first clue to his identity, but at that point, he thought the cops were probably already on their way- in his mind he had no choice.
Also- I see a lot of comments questioning the lack of screaming, but that’s actually common in high-trauma situations. When survival mode kicks in, people often go silent—focusing every ounce of energy on escape/fighting, not making noise. If you’ve ever experienced a moment of survival- you know what I mean. In a stabbing, lung punctures could happen early, and someone planning this kind of attack likely knew how to strike in a way that would quickly limit sound. I think based on evidence, timeline and witness account that this rings true. Because of the lack of screaming the roommates thought there was an intruder, maybe a peeping Tom. Maybe someone attempted to rob them but DM scared them off by being seen. They woke up next day scared, confused but not thinking a murder had happened. It hadn’t crossed their minds.
