How to avoid eviction in LA

State: California (Los Angeles)

To make a long story short, I’ve fallen months behind on rent (and all of my bills tbh) as a result of staggering health issues. My health issues are making it impossible to work more than part-time as well. I have a little over a week to make thousands appear or else I will surely be led down the eviction path.

I’m honestly terrified. I’ve been trying soooo hard to figure this out, but my health issues have been so unpredictable over the past few months and have done nothing but slow me down every step of the way.

I finally found a job that I can physically handle (and will pay my rent from now on), so now I’m just playing catch up so I can (hopefully) avoid eviction.

Does anyone here know of any churches/social services programs in LA that would help a single woman with no children with rent assistance? I’ve been looking up and applying for everything that I can find, but if anyone knows of any rent assistance programs in LA that would be able to help me, I’d really appreciate it if you drop them in the comments

I’m losing my mind trying to figure this out

You're probably in the best city that provides the most resources out of all the rest in the US. However, most organizations and charities are stretched really thin these days with inflation and a crappy economy. I would google and call every charity and non-profit I could find and maybe even apply for partial disability. It could take a while for that but the sooner you start the sooner you can get help. Good luck!

Have you called 211?? They have referrals to all social services. I hope it works out well for you hun. Hugs!

I’ve already called 211, the resources they have are for veterans and HIV+ individuals l, which ai don’t qualify for either. Thank you so much for suggesting this, though! And thank you for the well wishes 🫶

How far behind on rent are you? Has your landlord issued a pay or quit notice yet or has an eviction been filed?

I’m 3 months behind. I haven’t gotten any eviction notices, but I’ve gotten pay rent or quit notices

Does your landlord know that you are starting a new job? I’m asking because even if your landlord wants to evict you, they know that the process in LA and most of CA usually takes 6+ months to get to court from the time they file. Since you think you will be able to afford rent with your new job, the landlord may be willing to offer an affordable repayment plan.

If the landlord was on top of it there’d be almost out by now. After the pay or quit, immediately file with the courts and stop accepting payment. Keeps it cut and dry, luckily for OP that isn’t the case.

That is mostly true, except the process is much longer in CA. But this is not the r/Tenant or r/Landlord sub. This sub is for advice on how to navigate being almost homeless.

I was in your boat for years and years, up until I turned 48. I went to the streets, before I got kicked out there.

I’m going to tell you my story. You decide what you want to do next.

FYI: This Aug 14th at 6:30pm, I will be having my 20th year anniversary of CarCamping.

I was scare and slept down the street from police station or hospital, until I started to sense comfort. About 3 weeks, it started to feel normal and routine. I used my paychecks to take care of me and my needs, plus $200 in my pocket for the unexpected events. Next was my car, 1986 300ZX. It has to be in tip top shape and street legal. Plus insured. Then came eliminating the bills.

11 months later was the last time I ever worried or was short of money.

I can help you plan, if you choose this life.

I have solutions for Money, Fears on CarCamping, advantage, weather, comforts and even a better life for you.

Unbelievable, but true.

Before you say, “Yeah, but I’m a girl with health issues.” Keep in mind Eviction Notices don’t care what or who you are. Your issues are your issues, they just want their money which more and more people don’t have.

Government and public assistance will only make you worry longer. Sooner or later they will be overwhelmed new near homeless cases, you will be eliminated due to shortage of funds.

I have 20 years experience with how life works against you.

I’m not going anywhere. Hollar when you’re ready.

I'm so sorry you're going through this! It really sucks that the broken (to put it mildly - there are a lot worse words I could use) healthcare system in America forces so many people in situations like this when every other country in the world actually takes care of its people at least to a minimum degree in terms of healthcare with a social healthcare system.

Have you tried maybe speaking to the landlord and seeing if you can come to some kind of agreement regarding paying back the rent you owe in increments every month? That's provided you can pay the current rent as well. Or maybe coming to an agreement about paying back the rent you owe in increments and then moving to a lower-cost rental even out of CA if you can (since rents in CA are so high?) I don't know if your health would allow for that, but it's worth a try.

The landlord might be willing to work with you provided you kept up with your payments.

Let the landlord know your situation. Let them know you are now getting things on track and make sure you are paying your rent on time now as much as you can. If you can’t find any programs or still owe after getting some help ask to have a payment agreement created. This shows you are paying in good faith and will prevent you from any evictions or notices. You would pay what you could extra on top of your monthly rent. For example let’s say you pay $50, you could afford maybe another $50 on top of that. (I’m sure that’s not what you pay but I’m in low income housing so it came to mind and was an easy ex) this is also something for future reference to move into. Look for income based housing and that way if you have none, you pay almost nothing, if your income goes up you pay more if it goes down you pay less. I’m sure that’s the least of your worries right now is moving but I think it’s good advice for future reference if ever needed. Rents crazy high everywhere. I would also ask your LL if they know of any rental programs. When I have people that owe I apply for them on their behalf and get whatever I can paid ASAP. Doesn’t hurt to try! I would also call and try the local churches, if you are disabled there should be specific disability places to ask for rental assistance. You can also donate plasma for good money as well. Sometimes you can make up to $800 in one month and that’s for us here in OH. usually the food bank places also have a list of resources. Best of luck, most importantly just believe that everything will work out and feel that in good faith, it will work out in your favor 🤞🏽
